Getting started with NestCare is designed to be simple, structured, and completely hassle-free.

We begin with an initial consultation, either in person or remotely, where we take the time to understand your goals, expectations, and any current or past challenges. This is followed by a property visit so we can assess the home, provide rental insights, and identify any opportunities to maximise return or ensure compliance.

We will guide you through what the full process looks like so you feel fully informed before moving forward. And once you are ready to proceed, we’ll prepare a Management Authority Agreement for you to review and sign.

Before management officially begins, we carry out a detailed review of the tenancy to ensure everything aligns with current legislation, including Healthy Homes compliance and documentation standards.

Getting Started with NestCare

If your property is already tenanted:

• We manage the entire onboarding and transition process for you. This includes liaising directly with your existing property manager, collecting all tenancy documentation, and ensuring a smooth and compliant handover with no disruption to your rental income.

• We send the existing tenants a letter explaining the change in management and assuring them that their existing Tenancy Agreement terms are not changing.

• We introduce ourselves to the tenants, and provide them with an introduction/welcome pack outlining how to contact us, process for maintenance and everything else they need to know. We ensure they feel supported from day one.

If your property is not currently tenanted:

We prepare your property for the rental market. This includes:

• Professional marketing across multiple platforms to attract quality tenants

• Conducting viewings

• Screening and validating prospective tenants, including background and reference checks

• Coordinating all necessary paperwork and tenancy agreements

• Once a suitable tenant is secured, we begin full management of the tenancy, including rent collection, communication, and maintenance.

Once everything is in place, your property is fully under our management, and you can rely on us to handle the day-to-day operations, communication, and ongoing care of your investment.
